Planning your first Orlando villa holiday is exciting, but there are a few decisions to make before you book. Where should you stay? How many bathrooms will you need? What happens when you arrive, and which costs should you allow for?For UK families, a Florida villa offers space to spend time together, prepare meals and enjoy quieter days between theme park visits. Many homes also have a private pool, giving everyone another reason to look forward to returning after a busy day.
Here is what to consider when choosing and booking your first Orlando villa holiday.
Choose your location around your holiday plans
Start with a rough itinerary. If most of your theme park days will be at Walt Disney World, look at villa communities that suit those journeys. If you also plan to visit Universal Orlando and SeaWorld, consider the additional driving involved.
Established Orlando villa communities are generally in Kissimmee, Davenport, Clermont and Haines City, around the wider Disney area. The areas surrounding Universal Orlando and SeaWorld are predominantly hotel accommodation, so do not assume a villa described as “close to Disney” is also close to those attractions.
Check each property’s location against the places you want to visit. Walt Disney World covers a large area, so journey times will vary depending on the park, your route and traffic.
Nearby supermarkets and restaurants are useful too. If you expect to spend several days away from the parks, a community with a clubhouse, communal pool or children’s play area may suit your family.
An Orlando villa specialist such as Debbie’s Villas can help you compare locations and choose a home around your family’s plans.
Check the bedroom and bathroom arrangements
The number of bedrooms is only part of the picture. Look at the beds in each room and decide who will sleep where before booking.
Children sharing a room may want separate beds, while adult couples may prefer bedrooms with similar facilities. If grandparents are joining you, or anyone finds stairs difficult, check for a downstairs bedroom and a suitable bathroom on the same floor.
Confirm which bathrooms are en-suite and which are shared. Having arrangements that suit your party can make early mornings easier when everyone is getting ready for a theme park visit.
Check lounge seating and dining space as well. A villa’s advertised sleeping capacity does not necessarily tell you whether your whole family can sit together around the table. For babies and toddlers, ask whether a cot and highchair are included or need to be arranged separately.
Look closely at the private pool and other facilities
A private pool is often a major attraction of an Orlando villa holiday. It provides somewhere to unwind after the parks and enjoy a slower day at home.
Check the outdoor photographs for seating, sun loungers, covered areas and how overlooked the pool deck is. If sunshine or shade matters to you, ask about the pool’s orientation.
Confirm whether pool heating is included or costs extra, particularly if you are travelling during the cooler months. Cold weather can affect heating performance, so ask what to expect. If there is a poolside spa, check how it is heated rather than assuming it works like a separate hot tub.
Families with young children should ask about pool fences and door alarms. These measures support safety, but children still need close adult supervision around the water.
Look carefully at games rooms, cinema rooms and resort facilities too. Some garage games rooms are not air-conditioned, which is useful to know for a summer holiday. If community amenities influence your choice, confirm guest access and any additional charges.
Plan flights, passports and ESTAs early
Compare flights by arrival airport, landing time, baggage allowance and overall cost. Allow time after landing for immigration, baggage collection, collecting your hire car and driving to the villa.
If you are booking flights separately, make sure your villa dates have been confirmed before committing to airline tickets.
Check passport and US entry requirements for everyone travelling. If your family is eligible to travel under the US Visa Waiver Programme, each person needs their own approved ESTA, including children and babies.
Apply through the official US government ESTA website well before departure, using the passport each traveller will take on holiday. Check the current requirements and fees carefully, and avoid leaving applications until the last minute. Travellers who are not eligible for ESTA will need to check the appropriate visa requirements instead.
An approved ESTA allows you to travel to seek entry to the United States; the final admission decision is made at the border. Keep your travel documents and accommodation address readily available for your journey.
Know how you will access the villa
Check the villa’s arrival and departure times before finalising your travel plans. An evening flight home does not automatically mean you can remain in the property until late afternoon.
Read your arrival instructions before leaving the UK and save a copy you can access without mobile data. These should explain the villa address, how to obtain the key or use the entry code, and any community gate arrangements.
Some communities require advance guest registration or a gate access code. Make sure these arrangements are complete and that you have the local contact details available if you experience an access problem.
Choose a hire car with enough luggage space
For most families staying in Orlando’s established villa communities, car hire makes theme park visits, supermarket trips and meals out easier to organise.
Choose a vehicle for both your passengers and their luggage. A car with enough seats may have limited boot space when every seat is occupied.
Before booking, check the insurance, fuel policy, toll arrangements, additional driver charges and child seat provision. Understand what is included in the quoted price and whether anything will be payable when you collect the vehicle.
Keep your first grocery shop simple
After a long flight, start with the essentials: drinks, breakfast ingredients, an easy meal and any household products you need immediately. You can do a larger shop once everyone has settled in.
Orlando villas are self-catering homes, so do not assume toiletries, washing-up liquid, laundry detergent or enough toilet paper for your entire stay will be supplied.
Ask whether an arrival welcome pack is available and what it contains. Having a few essentials waiting at the villa can make the first evening and following morning easier.
Your Orlando villa booking checklist
Before confirming your holiday, check:
-
Location: Does the villa suit your planned visits to Disney World and other Orlando attractions?
-
Bedrooms and bathrooms: Do the beds, shared bathrooms and downstairs facilities meet your family’s needs?
-
Pool: Is heating included, what does it cost if extra, and what safety measures are provided?
-
Facilities: Are the games room, cinema room, Wi-Fi and resort amenities you want available?
-
Rental price: Does the total include taxes, cleaning, booking fees and any compulsory resort or management charges?
-
Extras: What will you pay for pool heating, barbecue hire or baby equipment?
-
Damage arrangements: Is there a refundable security deposit or a separate damage cover charge?
-
Travel documents: Have you checked everyone’s passport and arranged an ESTA or visa as appropriate?
-
Flights and car hire: Are the accommodation dates confirmed, and do the flight times and vehicle size suit your party?
-
Arrival: Have you received villa entry instructions, completed any gate registration and planned your first grocery shop?
-
Local support: Who is the local management company, how do you contact them, and what number should you use for urgent problems outside normal hours?
If anything needs attention during your stay, contact the local management company promptly so they can investigate and help. A little preparation before departure leaves you ready to enjoy your first Orlando villa holiday.
